Short answer

First home buyer support comes in two layers. Federal schemes, the 5% Deposit Scheme and Help to Buy, are run nationally. Each state and territory adds its own grants and stamp duty concessions, and these differ widely. The table compares all eight, with every figure linked to the official page we checked and the date we checked it.

Changed in 2026: Tasmania cut its grant to $20,000 and ended established-home duty relief. The ACT removed stamp duty for eligible buyers. WA raised its grant cap.

State guides

Australian Capital Territory, New South Wales, Northern Territory, Queensland, South Australia, Tasmania, Victoria and Western Australia each have a fuller guide:

Each guide has the limits in a table, a worked example and a link to the official stamp duty calculator. It also shows how the state's help fits with the federal price caps.

Federal schemes run nationally

Two Australian Government schemes, both run by Housing Australia, sit on top of the state support above. The 5% Deposit Scheme lets eligible first home buyers buy with a 5% deposit without lenders mortgage insurance. Help to Buy is a shared equity scheme in which the government pays part of the price. Each has its own property price caps by state.

How we keep this current

We read every row against the revenue office page linked beside it and record the date we checked it. The full table is re-checked every 14 days; if a check is overdue, the badge at the top turns to "Being re-checked". The "as at" date only moves when every row has been checked again, and we log each dated change of fact below. Where we could not confirm something first-hand, the row says so.

What changed

Page history: : Tracker created. All eight states and territories checked against their revenue office pages. : All eight rows re-checked against the official pages, with no change of fact. Every state and territory except the ACT now has its own guide.

Common questions

Which states pay a first home owner grant?

As at 14 Oct 2026, seven states and territories pay a grant for a new home, with conditions. They are New South Wales, Victoria, Queensland, Western Australia, South Australia, Tasmania and the Northern Territory. The ACT has no first home owner grant; its Home Buyer Concession Scheme removes stamp duty instead.

Do first home buyers pay stamp duty?

It depends on the state or territory, the price and whether the home is new. Several states remove duty below a price threshold, some only for new homes. Tasmania ended its first home buyer duty relief for settlements after 30 June 2026. Check the row for where you are buying.

How often is this table checked?

Every 14 days. Each row shows the date it was last checked against the official page.
