Short answer

The Northern Territory helps first home buyers of a new home with the HomeGrown Territory Grant, but has no first home buyer duty concession.

  • Grant: $50,000, new homes only, no price cap
  • Contracts signed 1 October 2024 to 30 September 2027
  • No first home buyer stamp duty concession
  • House and land packages: a duty exemption open to any buyer

The HomeGrown Territory Grant now

The HomeGrown Territory Grant is $50,000 for first home buyers building or buying a new home. It replaced the $10,000 First Home Owner Grant.[1] The home must never have been lived in or sold as a place of residence. Owner-builders and off-the-plan purchases qualify, and there is no cap on the build or purchase price.[1]

You must sign the contract to buy or build, or start building as an owner-builder, between 1 October 2024 and 30 September 2027. The NT Government has extended that window, and applications for the grant close on 30 September 2028.[1]

You must not have owned a home before anywhere in Australia. At least one applicant must be over 18, and one must be an Australian citizen or permanent resident. You must live in the home for at least 12 months after taking possession, or once the build is complete.[1]

Bought an established home? The $10,000 grant for those covered contracts signed from 1 October 2024 to 30 September 2025 only.[2] Existing home owners may get the separate $30,000 FreshStart New Home Grant instead. It cannot be combined with the HomeGrown grant.[2][1]

NT stamp duty for first home buyers

The NT Government's home owner assistance page lists no stamp duty concession for first home buyers. The one exemption it lists is for house and land packages, and any buyer can use it.[2]

The House and Land Package Exemption applies when you buy a house and land package from a building contractor in a single transaction. The contract must be signed between 1 July 2022 and 30 June 2027.[3] The contractor builds a new detached home on the land, finishes one, or transfers a completed one. The contractor must have bought the land from a developer and paid duty on it.[3]

The exemption is not means tested and has no cap on the property's value. At least one buyer must move in within 12 months of completion and live there for at least 6 months in a row.[3]

Worked examples at $550,000 and $700,000

Take first home buyers in Darwin who meet the rules, with a contract signed between 1 October 2024 and 30 September 2027.

  • A new home at $550,000: the $50,000 grant may apply, as there is no price cap.[1] No first home buyer duty concession applies. If the home is an eligible house and land package, the exemption may remove duty.[2][3] The price is under both federal caps anywhere in the territory. A 5% deposit is $27,500; Help to Buy's minimum 2% deposit is $11,000.[5][6]
  • A new home at $700,000: the grant may still apply.[1] The price is under the $750,000 5% Deposit Scheme cap for the capital city, but over the $600,000 Help to Buy cap. Outside the capital city it is over the $600,000 cap of both schemes.[5][6]

This applies the published rules to stated prices. It is not a prediction of your result: eligibility depends on your circumstances and is decided by the Territory Revenue Office and the lender.

How NT support sits beside the 5% Deposit Scheme and Help to Buy

The federal 5% Deposit Scheme and Help to Buy set different caps in the Northern Territory. The 5% Deposit Scheme cap is $750,000 for the capital city and $600,000 for the rest of the territory. Help to Buy has one cap of $600,000 across the territory.[5][6] Housing Australia says Help to Buy can be used together with state stamp duty concessions and grants.[7]

The HomeGrown grant has no price cap, but the federal schemes do. So a new home above $600,000 can still get the grant, but not Help to Buy. Housing Australia lists no regional centres in the territory.

5% Deposit Scheme #$750,000$600,000

Caps apply by suburb and postcode; Housing Australia's postcode search confirms the cap for a particular address.[5]

How to apply, and who pays it

You can apply through your financial institution or directly with the Territory Revenue Office. You must apply within 12 months of settlement.[1] Through a lender, the grant is paid to the lender once your eligibility is confirmed. You can ask your lender to release it early to help with your deposit, subject to its usual approval process.[1]

Check before you rely on it. Grant and duty rules are administered by the Territory Revenue Office and change from time to time. General information only. It does not take into account your objectives, financial situation or needs, and it is not a recommendation to enter into any credit contract. Eligibility is decided by the scheme administrator and the lender.
