Short answer

Tasmania helps first home buyers of a new home with a grant. There is no longer any first home buyer stamp duty relief.

Changed in 2026: the grant fell from $30,000 to $20,000 for transactions starting from 1 July 2026.[1][2] The established-home duty exemption ended for settlements after 30 June 2026.[4]

  • Grant: $20,000, new homes only, no value cap listed
  • For transactions starting 1 July 2026 to 30 June 2027
  • It was $30,000 for transactions starting in 2025-26
  • No first home buyer duty relief on settlements from 1 July 2026

The Tasmanian grant now

The grant amount depends on when the eligible transaction started. Transactions starting between 1 July 2026 and 30 June 2027 may be eligible for $20,000.[1] That amount is set by section 18M, inserted by the First Home Owner Grant Amendment Act 2026.[2]

A new home is one not previously occupied or sold as a place of residence, and includes kit homes.[1] You must have a contract to build, have started laying foundations as an owner-builder, or be buying an off-the-plan or new home. The home must be completed within 24 months of the building contract or of laying the foundations.[1][2]

Each applicant must be 18 or over, and at least one must be an Australian citizen or permanent resident. You must live in the home as your main home for six months in a row, starting within 12 months of completion.[1] SRO Tasmania lists no property value cap for the grant.[1]

Tasmanian stamp duty for first home buyers

From 18 February 2024, eligible first home buyers of an established home paid no property transfer duty, up to a dutiable value of $750,000. That exemption is not available for transactions settling after 30 June 2026.[4]

SRO Tasmania's first home relief was only for established homes. For a new home, the grant is the help.[4][1]

Worked examples at $600,000 and $500,000

Take first home buyers in Hobart who meet the rules.

  • A new home at $600,000, under a building contract signed in August 2026: the $20,000 grant may apply. Had the contract been signed in June 2026, the amount would have been $30,000.[1] No first home duty relief applies; the official calculator gives the duty.[4] The price is under the $700,000 federal cap for Hobart, but over the $550,000 cap elsewhere in Tasmania. A 5% deposit is $30,000; Help to Buy's minimum 2% deposit is $12,000.[6][7]
  • An established home at $500,000, settling after 30 June 2026: no grant, because it is not new, and no first home duty exemption. Settling on or before 30 June 2026, an eligible buyer would have paid no duty.[1][4] The price is under both federal caps anywhere in Tasmania.[6][7]

This applies the published rules to stated prices. It is not a prediction of your result: eligibility depends on your circumstances and is decided by the State Revenue Office Tasmania and the lender.

How Tasmanian support sits beside the 5% Deposit Scheme and Help to Buy

The federal 5% Deposit Scheme and Help to Buy each set a property price cap by location. In Tasmania the higher cap covers Hobart. Housing Australia lists no regional centres in Tasmania. The rest of the state has a lower cap.[6][7] Housing Australia says Help to Buy can be used together with state stamp duty concessions and grants.[8]

In Tasmania both federal schemes set the same caps: $700,000 for Hobart and $550,000 for the rest of the state. SRO Tasmania lists no value cap for the grant. So outside Hobart, a new home above $550,000 can still get the grant, but it is over both federal caps.

How to apply, and who pays it

If your lender is an approved agent, it lodges the grant application with SRO Tasmania for you. Otherwise you lodge it through the First Home Owner Grant portal.[3] For a purchase, lodge after settlement and no later than 12 months after it. Owner-builders lodge within 12 months of the occupancy or completion certificate.[3]

Check before you rely on it. Grant and duty rules are administered by the State Revenue Office Tasmania and change from time to time. General information only. It does not take into account your objectives, financial situation or needs, and it is not a recommendation to enter into any credit contract. Eligibility is decided by the scheme administrator and the lender.
